Highly tillable farm tracts are hard to come by these days! This 99-acre m/l farm is 90% tillable and offers strong dirt! The majority of the farm is Lamoni clay loam and Grundy silty clay loam. The current owner would love to lease back the 89 tillable acres at $200/acre for a 3-year term. This would generate a whopping $17,800 of annual income.

Fred lives on a 385-acre farm with his wife, Debbie and enjoys taking his grand kids and nephews hunting. Fred was born and raised in Harrison County and after graduation he moved to Kansas City to start a career with Montgomery Wards. He was with Wards for twenty years and had many jobs, including Service Advisor, Asst. Auto Manager, Auto Manager, District Auto Manager and Corporate Training Manager. When Montgomery Wards closed, Fred decided to move back home. Being an avid hunter his whole life and servicing customers it seemed a natural fit for Fred to move into Real Estate. So he started selling Real Estate in 2001 and has been a top ten sales associate every year and in the top five, eight of those years. He was the #1 Sales Agent in the nation in 2008. Fred has also been a top ten listing agent nearly every year. Fred specializes in Hunting, Recreational and Row Crop farms, but sells all types of property. Fred has taken many nice deer and turkey, and understands what his customers are looking for. Fred also works with several investors that want to diversify into agricultural land. Give Fred a call if you are looking for a realtor with the knowledge to help make your buying decision a little easier or if you are wanting to sell a property, he can help. He has listed more than 1100 properties in his career so far, and hopes to have many more. Fred likes J. W. Woolworth’s saying, “I am the world’s worst salesman, therefore I must make it easy for people to buy.”
Dylan Heitz, born and raised in small town U.S.A., Bethany, Missouri. Dylan was raised up on a dairy farm just outside Bethany. He was taught from a very young age the importance of hard work and determination. Those principals have helped him achieve many goals in the athletic world, both in high school and college. Dylan attended South Harrison High School and played football and basketball. All-State honors were received in both sports from his sophomore year on.
Following High school, he went to Barton County College to pursue his dreams of playing baseball at a professional level. Dylan was preseason KJCCC All-American. He had a tremendous Fall season batting over .470. Unfortuantely, an arm injury ended his season and had him packing for College of the Ozarks to focus on education.
At College of the Ozarks, Dylan continued to play baseball but with different goals in mind. He recieved Freshman of the year award, and was a (3) time Unanimous All-Conference player. He also won a Golden Glove Award his Junior year.
Dylan met his wife, Malory Heitz, an education major at College of the Ozarks in the Fall of 2015. They were friends for over two years before they starting dating in the Winter of 2017. They married in December of 2018. In the Spring of 2019 Dylan and Malory both graduated from College of the Ozarks. Dylan graduated with a Bachelor of Business Administration Degree.
Post college he worked as a property manager for the Branson View Campground and Branson View Zipline in Branson, Missouri. After 2 years of great experience he decided to start his career in Real Estate with United Country under Tony Nelson. He is young, driven, hard working, and community minded!
